A new 20-story rental tower is taking shape along the Gowanus Canal in Brooklyn, bringing 158 apartments, affordable housing and new public space to a neighborhood undergoing significant redevelopment, according to 6sqft.com.
Known as Anagram Gowanus, the project is located at 450 Union St. and is being developed by Tankhouse in partnership with Global Holdings and MacArthur Holdings.
Designed by SO-IL with Magnusson Architecture and Planning, the building will feature rotated floor plates intended to improve views of the canal.
The design also includes a beige exterior, operable windows, private terraces, Juliet balconies and a series of upper-floor setbacks. At least 20% of the apartments will be set aside as affordable housing. The Union Street and Carroll Street subway stations are nearby.
The project adds to the wave of residential development that has followed Gowanus' 2021 rezoning. Its mix of housing, public waterfront access and space for local artists is intended to make the site useful beyond its future residents.
The public esplanade will provide a new stretch of canal-side space in an area where direct waterfront access is limited.
Plans call for a roughly 5,700-square-foot public esplanade and about 22,000 square feet of commercial, retail and community space.
The development will include six studios for Arts Gowanus and other local artists. Indoor amenities for residents are expected to include a fitness center, children's playroom, art studio, co-working lounge, communal dining room and rooftop lounge with grills.
Construction is underway, and the tower began rising above ground level in September, according to CityRealty. Leasing is expected to begin in early 2027, with completion scheduled for spring 2027.
