A nine-story mixed-use building with 99 residential units is planned for 70 West Street in Greenpoint, where an existing water tower is slated for removal to make way for the development, according to Greenpointers.
Permits for the project were filed in October 2026, according to New York YIMBY. The proposed building will include approximately 1,300 square feet of commercial space, 13 parking spaces, a 31-foot rear yard and a cellar.
Mendy Schwimmer is listed as the developer behind the project, which is associated with Seventy West Realty LLC.
“The water tower is standing on the property where the new building will be located (Tax Block 2565, Lot 60) and the applications filed include a Structural Work (ST) application for the removal of the water tower from the site,” said a DOB representative.
The project’s address was clarified after earlier reports in May identified the site as 72 West Street and named Yossel Lichtman as the developer. The city’s Department of Buildings confirmed that the new building is planned for 70 West Street, a separate tax lot, and that no job applications had been filed for 72 West Street.
The development marks another change to Greenpoint’s streetscape, where new housing is reshaping former industrial and commercial areas. The planned 99 apartments could bring additional residents, while the commercial space may provide room for businesses.
The water tower’s removal would also eliminate a recognizable feature of the neighborhood’s industrial landscape.
A structural work application has been filed for the tower’s removal as part of the development process. However, a construction start date and a timeline for removing the tower have not been announced.
The project’s next steps will depend on the city’s building approval process.
