A vacant Bushwick lot is slated for a new four-story residential building with six apartments, bringing additional housing to a site near the Wilson Avenue L train station, according to Hoodline.
The proposed building at 115 Cooper St., between Central and Evergreen avenues, would contain nearly 4,400 square feet of residential space, with each apartment averaging about 730 square feet. Apartments are expected to be rentals. Plans call for a steel-based structure with a cellar and a 36-foot rear yard.
The new construction application was submitted Aug. 25 to the New York City Department of Buildings, according to permit records. Because the property is currently vacant, demolition work is not expected to be required.
Hizar Mojahed of Mojahed Group is listed as the owner behind the application, while Carlos DeFonseca of DeFonseca Architects is the architect of record, according to New York YIMBY.
The project adds housing to a transit-accessible part of Brooklyn, where development is increasingly focused on vacant and underused lots. The Wilson Avenue station is just blocks from the site and provides L train service through Brooklyn and Manhattan.
Mojahed is also pursuing another residential development in Brooklyn. In August, he filed plans for a four-story, seven-unit building on Winthrop Street in Prospect-Lefferts Gardens, adding to his activity in the borough.
The Cooper Street project also reflects broader changes affecting residential construction across Brooklyn. The City of Yes for Housing Opportunity zoning changes, adopted in 2024, were designed in part to encourage additional housing in areas with access to public transportation.
The next step for the Cooper Street development is the city's review of the construction application. If approved, the vacant parcel could eventually become a six-unit residential building, although no construction timeline has been announced.
