Report: East Flatbush, Crown Heights and Clinton Hill Make 2020 'Neighborhood Hotlist'

Annual Report by StreetEasy lists these NYC neighborhoods among the "Top-10 to Watch"

StreetEasy every year in December releases its list of "Neighborhoods to Watch" in the coming year, that is, the areas of New York seeing the most new interest among buyers, renters, sellers and developers.

These ten chosen neighborhoods are selected by using an index of four key performance indicators: annual change in median asking rent, annual change in median sale price, annual change in user searches that include a given neighborhood on StreetEasy, and the amount of new construction in the neighborhood.

Of the ten neighborhoods chosen across all boroughs in 2019, six were in Brooklyn, and of those six, three -- Crown Heights, East Flatbush and Clinton Hill--  were in BK Reader's catchment area of Central and East Brooklyn:

Crown Heights, Brooklyn

The median rent is $2,499, up 4 percent from last year. The median sales price is $1.07 million, up 2 percent from last year. Searches in the neighborhood increased 21 percent from the year prior, and 12 new buildings are on the way.

Clinton Hill, Brooklyn

The median rent is $3,000, up 10 percent from last year. The median sales price is $980,000, up 9 percent from last year. Searches in the neighborhood increased 21 percent from the year prior, and 13 new buildings are on the way.

East Flatbush, Brooklyn

The median rent is $2,115, up 1 percent from last year. The median sales price is $645,000, up 8 percent from last year. Searches in the neighborhood increased 58 percent from the year prior, and 18 new buildings are on the way.
