Brooklyn's Bush Terminal Expands With New Design, Packaging And Biofabrication Studios

The New York City Economic Development Corporation on Thursday announced three new leases at MADE Bush Terminal in Sunset Park, adding over 20,000-square-feet of design-focused workspace to the waterfront campus.

The new tenants, PELLE, Aripack and MushLume, bring together a mix of craftsmanship, sustainability and innovation, city officials said.

"The newest tenants at MADE Bush Terminal – PELLE, Aripack, and MushLume – represent the next generation of modern manufacturing centered around design, sustainability and the co-location of small businesses," said NYCEDC President and Chief Executive Officer Andrew Kimball.

PELLE, a Brooklyn-based design studio known for sculptural lighting and furniture, signed a 10-year lease for nearly 12,000-square-feet. The company will relocate from Red Hook to an expanded headquarters that combines its design offices, production workshops, and gallery space in one location.

Aripack, a family-owned packaging firm specializing in custom solutions for food, beverage and consumer brands, will take 6,000-square-feet under a five-year lease. The company, based in East New York since 2004, plans to move to its new Sunset Park headquarters by the end of 2025.

MushLume, a sustainable lighting studio pioneering the use of mycelium in product design, will lease 2,510 square feet for a production studio and creative lab. The company will begin build-out this fall and open in early 2026.

Located on Brooklyn’s historic waterfront, MADE Bush Terminal, short for Manufacturers, Artisans, Designers and Entrepreneurs, offers 140,000-square-feet of modern industrial workspace, 30,000-square-feet for cultural programming, and five acres of new parkland.
