City to Convert Boerum Hill Parking Lot Into Senior Housing

A 68-unit, permanently affordable, rent-stabilized housing development for older adults will be built on Third Avenue, between Bergen and Wyckoff Streets.

A city-owned parking lot in Boerum Hill will soon become a affordable senior housing complex. 

The project is set to transform a site on Third Avenue, between Bergen and Wyckoff Streets, into approximately 68 units of affordable housing for seniors, the Department of Housing Preservation and Development (HPD) said in a press release.

The mixed-use building will also feature commercial and community spaces, including a local pharmacy, rooftop farm and wellness-focused amenities designed to help seniors live comfortably.

Cornerstone Construction Group, St. Nicks Alliance, and Stanton Street Development Partners were selected by the city as development partners. Architectural design will be led by Gowanus-based firm David Cunningham Architecture Planning PLLC.

“This administration is committed to transforming underutilized city-owned land into safe, secure affordable housing," said Deputy Mayor for Housing, Economic Development, and Workforce Adolfo Carrion Jr. "The Third Act Apartments will provide 68 older adults the ability to age in place comfortably and affordably with high-end amenities and services."

The development plan emerged from the Nevins and Third Community Visioning Report and input from more than 200 local stakeholders. Residents emphasized the need for senior and formerly homeless housing, alongside sustainable design and access to healthcare. In response, the building will include a rooftop urban farm, outdoor gathering spaces and roughly 2,700-square-feet of retail and community facility space, including room for local events and services.
