Four Brooklyn neighborhoods are expected to have a hot real estate market this year, according to the latest report from StreetEasy.
The real estate firm said more buyers and renters searched for homes in Windsor Terrace, Carroll Gardens, Downtown Brooklyn and Fort Greene, making these neighborhoods a hot spot for a city housing market already poised to move faster in 2026.
StreetEasy defines its Neighborhoods to Watch as those with the largest increase in search activity on the platform between 2024 and 2025.
Bordered by Park Slope to the north and Prospect Park to the east, Windsor Terrace can be seen as a more affordable alternative to its northern neighbor, with a median asking price of $1.125 million compared to Park Slope’s $1.723 million, according to the report.
Moreover, at 12.8%, Windsor Terrace had the steepest annual decline in median asking price by more than double. On the rental side, the 7.2% rise in median asking rent to $3,800 puts the neighborhood slightly above the Brooklyn median of $3,600.
The tree-lined streets, townhouses and close access to Prospect Park remain key draws for Windsor Terrace, the report said.
Carroll Gardens saw searches climb 44.4%, making it one of Brooklyn’s fastest-rising neighborhoods. Median asking rent increased modestly to $4,500, while median asking price dipped slightly to $2.595 million, the highest on the list. Buyers and renters are drawn to its brownstones, outdoor space, strong food scene, and access to parks and transit, the report said.
With renters increasingly looking outside Manhattan, Downtown Brooklyn remains a popular alternative just minutes from the Financial District. The neighborhood offers extensive new development, a median asking price of $1.15 million, and a median asking rent of $4,448. While more expensive than Brooklyn overall, it remains more affordable than Manhattan and offers easy access to dining, shopping and transit, according to the report.
Fort Greene rounds out the list, buoyed by rising demand and its blend of historic charm and green space. Median asking rent and median asking price both increased 13% year-over-year, reaching $4,500 and $1.863 million. While known for its brownstones, recent rezonings have introduced more new development along major corridors, the report said.
