Six residential developments are advancing across Greenpoint, Brooklyn, with projects ranging from active construction and building expansions to demolition and early-stage planning, according to YIMBY.
The developments are located between Newtown Creek, Freeman Street, Manhattan Avenue and West Street, within walking distance of the G train’s Greenpoint Avenue station.
Construction has topped out at 60 Box Street, where StudiosC designed a six-story residential building developed by Aerial Development Group. The project will contain four duplex condominium units and is expected to be completed in winter 2026-27.
The developer acquired the property for $2.825 million in early 2025 and is projecting a $12 million sellout.
At 101 Eagle Street, crews are expanding an existing three-story residential building by adding a fourth floor and extending its footprint. Designed by SD Design Studio, the steel-framed addition is complete and workers are enclosing the structure. Completion is expected this fall.
Work is also nearing completion at 129 Eagle Street, a four-story residential building developed by The Caciedo Group. The project spans nearly 5,200 square feet and will contain seven units. Its brick and bronze-colored facade is largely complete, with interior work continuing ahead of an expected winter completion.
Elsewhere, demolition is progressing at 49 Eagle Street, where the property will be combined with 233 Franklin Street for a future residential development. No unit count or completion date has been announced.
A new design has also been revealed for 70 Freeman Street, a five-story condominium building with 10 units. Designed by ARC Architecture + Design Studio, the project will include a rooftop swimming pool, bike storage, a parking garage and landscaped roof deck. Demolition permits have not yet been filed.
At 1084 Manhattan Avenue, crews are nearing completion of demolition ahead of an eight-story replacement designed by Michael Muroff Architect. The 87-foot-tall building will contain 17 residential units and 1,570 square feet of commercial space. A construction schedule has not yet been announced.
Together, the projects reflect continued residential development in Greenpoint, with several sites expected to reach completion during late 2026 or winter 2026-27.
