Lottery Opens for Affordable Senior Houses in Flatbush

A housing lottery for 58 affordable senior apartments in Flatbush has opened to those earning $45,500 a year or less, 6sqft reports.

The apartments are at the Bishop Philius and Helene Nicolas Senior Residences located at 1488 New York Avenue. The seven-story building has 89 studio apartments for seniors, and includes a 10,575-square-foot community facility space that will be used as a senior center run by the NYC Department of Aging and the Evangelical Christian Crusade. The building will also include social services for residnets.

The building was developed by Brisa Builders Corporation in partnership with the Evangelical Christian Crusade and it is named after the church founder Bishop Philius H. Nicolas.

Rodney Leon Architects and Heritage Architecture designed the building, which uses renewable energy and reuse of rainwater systems. Sustainable local materials and low-impact finishes were used throughout the project, and the building includes an outdoor terrace, shared laundry room, security, WiFi and air-conditioning.

To be eligible for the apartment lottery, applicants must have one family member aged 62 or older, qualify for Section 8 benefits and earn less than $45,000 a year or less. Residents would pay 30% of their income on rent.
