Affordable Housing Lottery Launches for Bay Ridge Apartments

Three newly built two-bedroom apartments are now available to income-eligible renters in Bay Ridge for $2,650 a month.

A new affordable housing lottery has opened for three two-bedroom apartments at 7910 Fourth Ave., a six-story residential building in Bay Ridge. The apartments are available to households earning 130 % of the area median income through the city’s NYC Housing Connect program, according to New York YIMBY.

Developed by MingJi Ave4 Realty LLC, the building contains 15 residences. The three available apartments have a monthly rent of $2,650, with eligible household incomes ranging from $99,738 to $238,160. Applicants must also meet the program’s household-size requirements to qualify.

The lottery gives eligible Brooklyn residents another opportunity to access newly developed housing in Bay Ridge, where renters continue to face high housing costs. The apartments are part of the city’s affordable housing system, which connects eligible households with income-restricted homes across New York City.

The building includes an elevator, while the apartments feature air conditioning, smart heating and cooling controls, intercom systems and energy-efficient appliances. Kitchens include name-brand appliances, countertops and finishes.

Some residences also have patios or balconies. Tenants are responsible for electricity and gas.

All three available apartments are two-bedroom units, providing an option for eligible households seeking additional living space in the neighborhood. The income range allows households with different earnings to apply, provided they meet the program’s eligibility requirements.

Applications must be submitted online through NYC Housing Connect or postmarked by Aug. 31, 2026. Prospective renters should review the income and household-size requirements before applying.

Eligible applicants will then be considered through the housing lottery process for one of the three available apartments.
